Air samples collected by an IAC2 Mold Certified inspector and analyzed by an independent laboratory — plus a careful look for the moisture that causes mold.
In Florida's heat and humidity, mold is a common concern for buyers and homeowners. Tampa Bay Inspections collects mold air samples inside the home, along with an outdoor sample for comparison, and sends them to Priority Lab, an independent laboratory, for analysis. The lab report shows the types and levels of mold spores found in each sample.
Clay Schleitwiler is IAC2 Mold Certified through the International Association of Certified Indoor Air Consultants. Along with air sampling, your inspector looks for the conditions that lead to mold: moisture intrusion, roof and plumbing leaks, condensation, high humidity, and visible signs of mold growth.
Mold needs moisture to grow. Finding the moisture source is the key to solving the problem.

Our role is to collect samples and identify moisture conditions, not to perform mold assessments. Florida requires a separately licensed mold assessor to perform a mold assessment, and a licensed mold remediator to remove mold growth. If your lab results or our findings call for it, we'll recommend that you contact a licensed professional for the next step.

Air sampling pairs well with a home inspection or an indoor air quality evaluation, and it's especially helpful when you notice a musty odor, see staining, or know a home has had water damage.
