Home, insurance, new construction, commercial, and Florida specialty inspections from Clay Schleitwiler, CMI®, CCPI, and his team — with detailed reports within 24 hours.
The decision to buy, sell, or insure a property is an important one, and there's no better way to make it than with accurate, reliable information. Since 2011, Tampa Bay Inspections has completed more than 7,000 inspections across the region, led by Certified Master Inspector® and Certified Commercial Property Inspector Clay Schleitwiler.
Our services are organized into six groups below. Every inspection follows the Florida Standards of Practice and comes with a clear written report, free of technical jargon, that helps you set priorities for repairs. Explore each group, or call for a free consultation.
A complete, top-to-bottom evaluation of the home's visible and accessible systems and components — roof, structure, exterior, attic, insulation, ventilation, electrical, plumbing, water heater, heating and cooling, and interior — following the Florida Standards of Practice. Buyers can attend, and every client receives a detailed, photo-filled report, typically the same day.
Whether you're buying, getting ready to sell, or simply taking care of the home you own, an inspection gives you the facts. Buyers get negotiating power, sellers avoid surprises, and homeowners catch small problems before they become expensive ones. Re-inspections confirm that agreed-upon repairs were actually completed — and done right.
The inspections Florida insurance companies ask for. A wind mitigation inspection documents your home's wind-resistant features on the state's Uniform Mitigation Verification Inspection Form. A four-point inspection reviews the roof, electrical, plumbing, and HVAC. A roof inspection or certification documents the roof's condition and remaining life.
Florida insurers are required to offer discounts for qualifying wind-resistant features, so a wind mitigation report can lower your premium. Many insurers require a four-point inspection or roof certification before writing or renewing a policy on an older home. Clay and his team know what insurers look for and document it clearly.
From the foundation pour on a new build to a waterfront estate with a seawall and boat lift, Clay and his team inspect it all — residential, commercial, and everything in between.
Independent inspections at every stage of a new home: phase inspections at the foundation, pre-drywall, and final stages; a new construction inspection before closing; an 11-month builder's warranty inspection before first-year coverage ends; and loan draw inspections that verify construction progress for lenders.
Even brand-new homes have defects, and many get covered up by drywall before anyone sees them. One client filed six warranty claims from a single 11-month inspection report. Independent inspections at each stage make sure problems are found and fixed while the builder is still responsible.
Inspections tailored to the property: condos and townhomes, multi-family properties like duplexes and triplexes, manufactured and mobile homes, luxury and estate homes, investment and rental properties, and commercial properties inspected by a Certified Commercial Property Inspector.
Every property type has its own concerns — shared walls and association responsibilities in condos, multiple systems in multi-family buildings, supports and tie-downs in manufactured homes, complex systems in luxury homes, and business-critical systems in commercial buildings. The right inspection looks for the right things.
Specialty inspections built for Florida properties: balcony inspections and the DBPR Form HR-7020 Certificate of Balcony Inspection, pre-hurricane storm-readiness inspections, seawall and dock and boat lift inspections for waterfront homes, pool and spa inspections, and irrigation and sprinkler system inspections.
Florida living comes with Florida features — and Florida risks. Balconies must be certified for Florida public lodging properties, hurricanes test every roof and opening, seawalls and docks face constant water exposure, and pools and irrigation systems add equipment worth checking. These inspections cover what a standard home inspection doesn't.
Thermal imaging uses an infrared camera to reveal temperature differences that can point to hidden moisture, missing insulation, and electrical hot spots. Mold air sampling, analyzed by an independent laboratory, and indoor air quality testing help you understand the air inside the home.
In Florida's heat and humidity, moisture is one of the biggest threats to a home. Hidden leaks behind walls and under floors can lead to mold and costly damage long before they're visible. These tools help find problems the eye can't see.
